Why choose folding & sliding partition walls?

An operable wall lets one space work in two ways. Open, a training suite or boardroom holds a large presentation or town hall; closed, it becomes two or three meeting rooms that can be booked separately. The panels hang from a heavy-duty track fixed to the structure above, slide out of a stack bay, and lock into place with retractable top and bottom seals that press against the ceiling and floor. Good systems achieve useful acoustic separation, though always less than a fixed wall of similar construction.

The track and support are the critical part of the design. Panels are heavy, so the track normally hangs from steelwork fixed to the slab, and the ceiling has to be detailed around it. A stack bay is needed for the panels when the wall is open, which takes up floor space at one end. Finishes include laminate, veneer, fabric, whiteboard and glazed panels, and a pass door can be built into the run. Lead times are longer because each system is engineered to the room dimensions.

What regulations and practical points apply?

A structural engineer usually needs to confirm that the slab or steelwork above can support the track and panels, and a new support frame is common. The acoustic performance on site depends heavily on what happens above the ceiling and below the floor; a barrier above the track and sealing of floor voids are often needed to make the separation worthwhile. Allow space for the stack bay. If the divided rooms each need an escape route, check exits with Building Control. Operable walls need regular servicing of tracks and seals. In leased buildings, structural fixings will need landlord approval.

How is it installed?

After survey and structural check, the system is engineered to the room. On site, support steelwork is fixed to the slab, the track is levelled and hung, and the ceiling is reinstated around it. Panels are then hung, adjusted and sealed, and an acoustic barrier is fitted above the track if specified. Commissioning includes training your team on operation. A typical installation takes three to five days on site, with structural work done first, ideally out of hours.
