What regulations and practical points apply?
Commercial strip-out work falls under CDM 2015, so it needs a plan, competent operatives and coordination with other trades. Before older walls are disturbed, check the building's asbestos register; buildings constructed before 2000 may contain asbestos in partitions, ceilings or floor finishes, and a refurbishment and demolition survey may be needed. Fire alarm devices, emergency lighting and sprinklers in or near walls must be dealt with by competent contractors. Removing a wall that forms part of an escape route or compartment may need Building Control involvement. At lease end, the dilapidations schedule decides what reinstatement is required.

On site, floors are protected, doors and glass removed first, then frames, studs and boards. Waste is segregated as it comes out. Ceiling grids, floors and adjoining walls are made good. How much does it cost to remove office partitions?
Partition removal typically costs £20–£45 per m² of partition, excluding VAT. Simple stud walls with easy access sit at the lower end; glass removal, high walls, upper floors without lifts, out-of-hours working and significant making good sit at the top. We confirm a fixed price after a free survey.
Can glass partitions be recycled?
Yes, glass and aluminium from partitions can usually be recycled. Glass is removed whole where possible and sent to recycling, and aluminium and steel go to metal recyclers. Laminated glass and some coated glass need specialist routes. We provide waste transfer notes for your records.
Do I need an asbestos survey before removing partitions?
If the building was built before 2000, check the asbestos register before any strip-out. Asbestos can be present in older partitions, ceilings, floor tiles and around services. Where intrusive work is planned and the register does not cover it, a refurbishment and demolition survey is usually needed first.
